300 Adelaide Street is approaching total occupancy, after securing four new leases for the freshly refurbished Brisbane CBD office building.
The new leases span over 1,400sqm of the 22-level building, negotiated on five-year terms with gross rentals spanning from $600-$625/sqm per annum.
The new tenants include a full-service engineering, design and management consultancy, Premise, who have secured 506sqm on level 11.
Business coaching group, Slipstream Coaching, have leased 368sqm on level five, with global consultancy and construction company, Mace Group leasing 216sqm on level seven and marketing agency, Audience Group, occupying 238sqm on level 15.
Kelly Moon and Andrea Cano from Colliers negotiated the leases on behalf of Lessor LSH Property Australia, with Michael O’Rourke from Cushman & Wakefield introducing both Mace Group and Audience Group.
“300 Adelaide Street continues to attract a diverse range of tenants due to its market-leading amenity offering and ‘tenant-first’ approach,” said Moon, director at Colliers International.
The leases come as CBRE research recently revealed a significant boost in office investment and leasing incentives have seen a significant uptick over the third quarter.
The property has recently undergone a comprehensive refurbishment program and now boasts amenities such as a hotel-style concierge and a Sonderklasse Business Lounge.
“With further building improvements planned for the second half of the year, we are expecting the small number of remaining tenancies to lease quickly,” added Moon.
The Sonderklasse Business Lounge on the fourth floor offers tenants a meeting and conference facility, that can not only host small business meetings, but large training events.
Additionally, the office tower now boasts interiors, hotel-style end-of-trip facilities, with showers, lockers, hair dryers, ironing stations and a complimentary towel service.
“The investment from the owner is clearly on the right track and it’s all shown in the leasing deal evidence,” said Cano.
