MELBOURNE based boutique funds manager, Affinity Fund Management, has launched a new fund to invest in residential property.
The Affinity Property Fund is aimed at wholesale investors who want to invest in residential property market.
Affinity director Brett Macgillivray said the fund allows investors to access the residential property market without the costs of acquisition, holding and disposal which impact the returns of property investment.
“The fund provides the first real opportunity for investment in this class through a pooled, diversified fund. Commercial property has been the traditional investment target – residential outperforms commercial property significantly – and with low volatility.
“The traditional mortgage trusts were focused on commercial property and, whilst popular, suffered a number of limitations, including no capital growth. Our model is the evolution of those trusts, and can be seen as combining (and improving) mortgage fund and REIT performance in a vastly superior sector – owner occupier housing,” he added.
