Nexus Industrial REIT is shopping a two-building industrial complex in southeast Calgary for $34m, Green Street News can reveal.
The company also would consider subleasing the 165,000 sq ft property for $16/sq ft. JLL has the marketing assignment.
Tenant Valard Construction is vacating the property as it rightsizes its business model.
The complex, at 10774 42 Street SE, is being marketed as a “first class office, training and service campus.” Building A, totaling 87,000 sq ft, has office space, lab space and conference rooms. There are 143 stalls of underground parking.
Building B has 29 drive-in doors, 14 drive-through bays and one dock-height bay. Much of the 79,000 sq ft is billed as shop space for fabrication and maintenance. Ceilings reach 36 ft high. There’s a two-bedroom hotel suite and a gym on the second floor.
The property is 27 km from Calgary International Airport and just a few kilometres from Highway 2, Stoney Trail and Glenmore Trail. Downtown Calgary is just 16 km away.
Nexus owns industrial, retail and office properties, with a focus on industrial assets.
On Sept. 11, the REIT announced it had sold its 50% ownership stake in six Montréal office buildings.
