More than 8 acres of industrial development land in Chilliwack, B.C., is up for grabs for $32.2m.
The property, owned by Denciti Development, is at 7985 Lickman Road, just off the Trans-Canada Highway and near other major arteries. Chilliwack is 80 km east of Vancouver and 25 km from the Huntingdon-Sumas border crossing to Washington State.
CBRE has the marketing assignment, which encourages inquiries about vendor take-back financing.
The sales campaign pitches the property as ideal for a multinational business due to its location near the highway and U.S. border. Marketing materials also tout Chilliwack’s population growth rate and the city’s support for the industrial sector.
The property is vacant and partially paved and graveled. The sales brochure includes a conceptual plan for a 160,000 sq ft building with 192 parking stalls.
Western Investor reported in 2021 that the site, then part of a package with an adjacent property, comprising 12.5 acres, sold for $22.25m to Denciti.
