FORMER NRL chief executive Neil Whittaker and his wife Liz have tipped their Southern Tablelands pastoral holding to the market, offering absolute water security.
The 409-hectare “Clovelly”, at Laggan, has four kilometres of river and creek frontage and 732 millimetres of annual rainfall. It is prime sheep grazing land with a carrying capacity of 3,900 dry sheep equivalents on highly arable soils, and almost half of the property is sown to improved pastures, with 154 hectares comprising a mix of clover, ryegrass, fescue and forage crops and the balance native grasses.
Clovelly is made up of four land parcels the family purchased to re-aggregate the holding almost back to its original size, and has been held by the Whittakers – who grew up in the local area – for 10 years. They run a self-replacing Merino flock with ewes joined to Merino rams and a portion of the progeny joined to Border Leicesters for first cross ewes, which are then joined to Poll Dorsets to produce prime lambs.
The well-fenced property contains a two-stand woolshed with new shearing machinery and three sets of sheep yards including one that is new, and could also be converted into a beef enterprise or provide agistment for cattle.
“What makes “Clovelly” such an attractive investment is its versatility, location and access to river and creek frontage, which ensures a large proportion of the paddocks have access to fresh, running water,” Neil Whittaker said.
Stock are sold at nearby Yass or Wagga Wagga saleyards or trucked direct to processing facilities in Goulburn or Gundagai, depending on seasonal and market conditions.
The Clovelly homestead was built in 1949 by the Francis family who lived on the property for more than 60 years. The three-bedroom home is renovation-ready, with architectural design, landscaping plans and consultant reports all available for the new owner.
Living quarters of 160 sqm are directly adjacent to the house.
“The location of the property and its ease of access to Canberra and Sydney would suit a range of buyers, from an existing landholder looking to acquire a quality holding to a young family desiring a premium turnkey property to begin their farming career,” said LAWD’s Col Medway.
