A HISTORIC holding in the Southern Tablelands regions of New South Wales, offering a diversified income stream from wind energy, has entered the market for the first time in 107 years.
Gundowringa at 2976 Goulburn Road, Crookwell comprises circa 865.2-hectares of balanced grazing country with a livestock breeding platform suitable for sheep and wool, prime lambs, and beef production.
Sam Triggs and Liam Griffiths from Inglis Rural Property are managing the sale of the property via an expressions of interest campaign, with a price guide of $12 to $14 million.
The property is well-placed to the Hume Highway, sitting around 32km north-west of the regional city of Goulburn, 17km south of Crookwell, 121km from Canberra and 227km from Sydney.
Gundowringa is currently running a high performing Corriedale flock and Angus herd, stocked with approximately 800 ewes and 400 followers along with 250 breeding cows plus followers and 80 yearling cattle. With an estimated carrying capacity of circa 9,000 to 11,000 DSE.
The property also offers an additional income stream from 13 wind turbines, with the pending 30-year lease agreement returning $226,800 per annum indexed at Sydney CPI annually.

The land boasts a combination of well drained granite and red basalt soils, with a significant portion of perennial pastures including Phalaris, cocksfoot, ryegrass and sub clovers.
Around 650-hectares or 75% of Gundowringa is considered arable/trafficable and is predominantly sown to perennial pasture.
The property’s homestead is a six-bedroom stone building, designed by Charles and Ivy Prell and built in 1905, surrounded by gardens.
Gundowringa features multiple natural water resources including a network of 38 catchment dams which are primarily spring fed, while benefitting from around 4km of frontage to permanent Wollondilly River.
The expressions of interest campaign for Gundowringa is due to close on 30 November 2023.
