FORTYNINE, one of the largest strata office projects undertaken in Sydney's inner west is on the market.
Developed by local developer REMO and designed by Jack Taylor Architects, the Five Dock development will target at least a 4.5 star AGBR rating and will offer extensive views of Chicken and Hen Bay.
CB Richard Ellis’ Brian McInally and Frank Sassine have been appointed as the exclusive agents in tandem with Warwick Williams.
McInally said the 49-51 Queens Road project was expected to attract significant interest from local businesses given the amenities, including a 2,950 sqm Fitness First Gym, 25 metre indoor pool, an ABC Learning Centre, on site car wash and café.
“There is significant demand for sustainable, corporate office space of critical mass in Sydney’s inner west. fortynine will provide a destination corporate work venue with just shy of 9,000 sqm of floor space over five levels,” he added.
Marketing has recently been launched for the project, which is due to be completed in February 2009.
McInally said the affordability of the office suites would be a key attraction for local businesses, with the strata offices to be priced from as low as $191,000.
