THREE lots of land in one of Victoria’s biggest growth regions, Armstrong Creek, have entered the market.
Lots 13, 14 and 15 Central Boulevard in Armstrong Creek, sit opposite the Village Warralily Shopping Centre and are being offered separately or in one line.
The lots, which are comprised of 4,000sqm, 4,733sqm and 8,004sqm or a combined 16,737sqm, are zoned Commercial 1 and are located in Armstrong Creek’s education precinct, with Armstrong Creek School, Oberon High School, Armstrong Creek East Children’s Centre and Community Hub.
Chris James, David Bourke and Shawn Luo from Fitzroys are marketing the lots via an expressions of interest campaign.
“This is an unrivalled opportunity to occupy, develop of invest in one of Victoria’s fastest-growing precincts,” said James.
Armstrong Creek, has an annual growth rate of 7.25%, according to forecast.id and with a projected population of at least 60,000 upon full development, it is among the state’s fastest growing suburbs.
Within Armstrong Creek, APD Projects development Anchoridge Estate recently recorded a a 233% increase in sales, averaging more than 20 sales per month.
The suburb is also anticipated to host 22,000 jobs, with Deakin University nearby and community facilities, with health education and recreational services in the area, as well as investments from national, listed, and private groups.
With the Geelong Council confirming a commitment of $47 million into Armstrong Creek, for road upgrades and other critical infrastructure.
“Armstrong Creek is expected to accommodate the bulk of growth in the Geelong region, which has attracted Melburnians and Victorians as flexible working arrangements become more accepted and offers relative housing affordability, while the ongoing enhancement of rail and road network, new lifestyle amenity and major developments in the Geelong city centre have also played major roles,” added James.
According to VicRoads the land has exposure to over 23,000 vehicles a day via Barwon Heads Road.
And in addition to being just 10 minutes from Geelong’s city centre and within close proximity to Barwon Heads and the Torquay corridor, Armstrong Creek will receive a new train station as part of the state government’s $160 million commitment to expand railway systems in the area.
