Metropole Developments and Nord Hub Canada are looking to offload a residential development site north of Toronto for $22m, Green Street News can reveal.
Avison Young has the assignment for 4201-4217 Highway 7 in Markham. The 4-acre parcel is vacant except for two residential dwellings at the northern edge.
It’s primarily zoned RR1 – rural residential, which permits a single detached dwelling. Portions of the site are zoned O1 – open space one – and A1 – agriculture one.
The developers submitted a planning projection application and zoning by-law amendment in October 2024. The development, which is under review, proposes an eight-storey, mixed-use building with 369 residential units and ground-level retail space.
In Unionville, the site is 1 km from downtown Markham. Highway 407, Unionville GO and Warden Avenue are within 1.5 km, and Highway 404 is within 5 km. The site is within the Markham Centre Secondary Plan, which has been identified as an urban growth centre.
