Broccolini has put CBC’s French-language headquarters in Montréal on the block for $160m, Green Street News can reveal.
The 419,000 sq ft Maison de Radio-Canada complex at 1000 Papineau Avenue comes with long-lasting income — a lease to CBC that runs until December 2049. The crown corporation occupies 100% of the property.
CBRE and RBC have the joint marketing assignment. The valuation works out to $382/sq ft.
The Class-AAA office property comprises two interconnected towers of four and seven storeys, with average floor plates of 60,000 sq ft.
The building is LEED certified and has a fitness center, a rooftop terrace, a courtyard, bicycle storage, a restaurant and daycare facilities. It sits less than a kilometre from Beaudry Metro station and less than 3 km from Montréal Central Station.
The complex, on 7 acres in Montréal’s east end, is adjacent to the Quartier des Lumières development — a multiphase, mixed-use community built around CBC’s former headquarters, which will be refurbished as part of the project.
The surrounding area is undergoing significant transformation, with thousands of residential units under construction at the nearby Cartier Esplanade development.
