KDL Property has been given the green light for its $106 million mixed-use residential community in the Burpengary East strategic growth area.
The Queensland developer received the DA approval from the Moreton Bay Regional Council for residential component of its “Avaline” project on the corner of Old Bay Road and Maitland Road, around 42km out from the Brisbane CBD and 67km from the Sunshine Coast.
The bayside project is set to feature 188 level easy building homesites, ranging between 294sqm and 500sqm and starting at $341,900, targeting all kinds of purchasers including first time buyers, families, upgraders and downsizers.
“Our new estate is a boutique bayside community with protective design and landscaping covenants to provide an ideal lot to build a new home and ensure the quality of your address is preserved,” said Kent Leicester, managing director of KDL Property Group.
Of the 13.6-hectares comprising the estate, 2.6-hectares is set to be set aside green space and parklands, protecting koala habitats.
“Avaline will also feature a community park with picnic shelters. Avaline will deliver future residents a home site among parklands and open space which will ensure privacy alongside a sense of community,” added Leicester.
KDL’s mixed-use community also includes plans for a $29 million commercial component, comprising an onsite childcare centre, an allied health precinct and parking, which is currently being considered by the council.
“Avaline offers easy access to schools and major shopping including Westfield North Lakes and supermarket precincts, while Burpengary railway station and the Bruce Highway are only five minutes away. Living at Avaline will connect you with the long list of established and future amenities of this growing bayside region,” said Leicester.

Avaline follows the success of the developer’s Dakota residential estate, also in Burpengary East, which saw all 70 lots sold, with home building now underway.
“There remains a low supply of new land available in the Moreton Bay region and this generated significant interest in the Dakota development. We expect the same with Avaline despite more challenging economic conditions with interest rates currently on the rise,” concluded Leicester.
