A 75-acre commercial property in Sexsmith, Alta., has hit the market hoping to net $23m.
There is a 21,000 sq ft industrial building on the land as well as a fully equipped tank farm with 96 tanks. RE/MAX Grande Prairie has the marketing assignment for the property, at 41-61027 Highway 672.
The property is ideal for several purposes, including manufacturing, logistics and industrial, marketing materials said.
Along with the main building, the property has two shops that span 6,000 sq ft combined. It also has rail access via a dedicated rail spur. The main building has 14,000 sq ft of shop space, four offices, a lunch room and a storage mezzanine.
Fifty acres of the fenced property are covered in gravel, and 28 acres serve as a pipe yard.
The parcel has frontage along Highway 2 and is 15 km north of Grande Prairie, a city of about 70,000 people 370 km northwest of Edmonton.
