THE blue chip Walcha Dairy, one of the country’s top dairy performers, has hit the market with price expectations exceeding $25 million.
The 626-hectare prime landholding is spread across two properties in NSW’s Northern Tablelands region and boasts a dairy operation currently milking 1,000 cows and producing up to 8 million litres of milk per annum.
James Beer, Bob Coote, Thomas Quinn and Nick Connor from Colliers have been exclusively appointed to manage the sale of the property via an expressions of interest campaign, on behalf of current owners Peter and Elaine Notman.
“Walcha Dairy is an institutional grade dairy farm in a tightly held and highly reliable agricultural region. The property has been developed from the ground up, with significant investment in pasture improvement and farm infrastructure,” said Beer.
“The attention to detail when developing the farm is quite remarkable. The paddock configuration, location of farm infrastructure, laneways, stock water system and the investment in technology has all been designed to minimise animal stress and maximise milk production.”
Spanning 626-hectares, Walcha Dairy comprises a 477-hectare landholding for the main milking platform and a 149-hectare heifer block utilised for raising animals until they are ready to enter the milking herd.
The asset also includes excellent quality structural improvements such as an 80-unit rotary dairy, six dwellings and new machinery and hay sheds.
“The dairy produces significant volumes of milk and is well-located in relation to both Brisbane and Sydney, allowing it to service both fresh milk markets,” added Coote.
“We anticipate Walcha Dairy will be of strong interest to a range of purchasers, including high net worth individuals, corporates and offshore parties.”
The farm is located centrally between Sydney and Brisbane and within close range of a number of large townships supporting the agriculture industry such as Tamworth, Armidale and Port Macquarie.
Walcha Dairy boasts productive soil types and reliable annual rainfall, with the enterprise also including a long-term milk supply agreement, ensuring ongoing offtake is secure.
The property is being sold on a Walk-In-Walk-Out basis, inclusive of livestock, plant and equipment, feed on hand and consumables.
The expressions of interest campaign for Walcha Dairy is scheduled to close on 19 May 2023.
