AN investor has shot straight from the hip, paying $3.1 million for a three-level Toowoomba commercial building used as a gun shop and firing range.
The 1,212sqm building was built in 2014 and is on a 1,167sqm site at 251 James Street, which also features 21 basement car parks and an additional office tenancy.
The 601sqm ground floor space is tenanted by the Open Range gun shop and indoor shooting range on a five-year lease with two five-year options, and also includes office space and lunchroom.
The upper floor area of 611sqm is occupied by Neils Parts Australia as their corporate head office, also a five-year deal with two five-year options. The fit-out includes offices, conference room facility, amenities and balcony.
Raine & Horne’s Nick Koenig and Paddy Ryan sold the property.
