PROPERTY developer Third.i and Toohey Miller have appointed Roberts Co to construct their $650 million Waranda on Walker development in North Sydney, which is set to become one of Sydney’s largest commercial precincts.
Third.i and their acquisition partners Toohey Miller received DA approval from the North Sydney council back in May and is now on track to begin construction before the close of 2022, with the Australian-owned Roberts Co in tow.
“We are delighted to announce that Roberts Co has been secured as the official builder to bring one of North Sydney’s most transformative projects to fruition. The standard of work Roberts Co brings to the table is second to none and we’re extremely confident that they will energise the market and deliver this project on schedule,” said Robert Huxley, co-founder and director at Third.i.
Roberts Co is set to deliver the Woods Bagot-designed project and generate more than 140 jobs throughout the construction phase.
“Roberts Co harnesses an unsurpassed level of local knowledge and a highly experienced team with a commitment to innovation. This is a strategic partnership for us, with Roberts Co entering an ECI to manage the risks of price escalation, an issue we’re seeing across the country,” added Huxley.
The development is set to comprise more than 27,000sqm of net lettable area and include 22-levels of premium office and co-working space, with typical floor plates of at least 1,00sqm of internal space.
“Warada on Walker is a project representing a rebirth of sorts for North Sydney’s commercial sector and with the support of our fantastic delivery partners, we see this building playing a major role in North Sydney’s return to the national stage as a genuine CBD of Australia. I can’t wait to see this project sprout across Sydney’s skyline,” said Huxley.
The appointment of builders to the project, follows Third.i’s recent benchmark for its Dairy Farmers Towers mixed-use project in Newcastle’s West End.
The project is also set to include 73 car and 156 bike spots, 12 retail spaces and state-of-the-art end-of-trip facilities for communities, in addition to a 1,000sqm rooftop garden and a 20-metre atrium at the ground level.

Waranda on Walker is being built to target 6-Star Green Star standards and an overall 5.5 environmental rating.
JLL have been appointed as the projects leasing agent, with Give & Take Co contracted as the ESG Consultant.
Third.i and Toohey Miller’s Waranada on Walker is anticipated to reach completion in 2025.
