The property, at 1695 West Second Avenue in the city’s Armoury District, is being sold by owner-operator Opus Art Supplies, which is moving to a new location.
Lee & Associates has teamed up with TRG Commercial on the marketing assignment.
The parcel, with 125 ft of frontage along West Second Avenue, comprises three attached buildings. Recent uses include manufacturing and warehousing, as well as showroom and office space.
The property has redevelopment potential, according to marketing materials. It is close to high-end retail shops, including several luxury vehicle dealerships, and is near the site of a planned 9,000-units of residential development.
Major tourist attraction Granville Island is less than 500 m away and downtown Vancouver is 1 km to the north.
