JLF Corporation has settled on its acquisition of a six-hectare land parcel in Brisbane’s western growth corridor, which has approval for a 97-lot residential development.
It has paid $8.789 million for the 7006 Augusta Parkway site in Augustine Heights, with its planned estate comprising 97 allotments between 300 sqm to 645 sqm and, 20 shared and dual living dwellings.
JLF obtained the approval under a community title scheme.
Mark Creevey and Tony Williams of Ray White Special Projects negotiated the sale following an expressions of interest campaign on behalf of Springfield Land Corporation.
Creevey said 67 enquiries were received and seven offers submitted.
The site is within the Greater Springfield area and directly opposite the Brookwater Village Shopping Centre and Robelle Domain Parkland.
Greater Springfield’s 12.5% population growth between 2011 and 2016 was more than seven times the state and national average, and the region expects a further 10.49% per annum growth over the next 20 years.
“As a result, there was strong recognition from prospective purchasers of the significant growth, amenity and infrastructure in the Greater Springfield region and plans for the future,” Creevey said.
Williams said Springfield Land Corporation was keen to procure interest from the residential development sector to deliver a premium gated estate to leverage off Brookwater Estate, and Brookwater Golf and Country Club.
