TECH company A Cloud Guru has leased a whole floor at 31 Queen Street in Melbourne’s CBD, taking the building to full occupancy.
Colliers agents Ben Christie and Zak Seccull handled the five-year lease on behalf the landlord, Challenger.
A Cloud Guru will take up 964 sqm on level 13, and pay a rate understood to be in the low to mid $500 per sqm net range.
The firm is expanding from its current tenancy at 95 Queen Street of 231 sqm, having taken that space in August of 2017 and in less than two years have more than quadrupled their staff numbers in Melbourne.
A Cloud Guru Founder Sam Kroonenburg said that he was delighted to be relocating offices as the company pursued its rapid growth strategy.
International data shows office enquiry from IT companies increased by 53% throughout 2018, and is showing no signs of slowing in 2019.
“Tech companies are actively driving demand for Melbourne CBD office space, with a focus on non-conventional and creative office environments which is why we are seeing a rise in features such as exposed ceilings and polished concrete floors in traditional office buildings,” Christie said.
Colliers agents Brigitte Doupe and Milly Stockdale also negotiated leases to Frauscher Sensor Technology for 392 sqm and Knosys Solutions for 274 sqm within 31 Queen St.
