DAISHO’S 180 Ann St office tower is Brisbane’s CBD is at full occupancy after workplace relations specialist Employsure leased 800 sqm on level one.
The 34-storey A-grade building, known as 180 Brisbane, has a total net lettable area of 57,789 sqm, with floor plates ranging from 1,245 sqm to 2,062 sqm, and has a 5 Star NABERS rating, a 6 Star Green Star rating and over 200 car spaces.
Employsure agreed to six-year lease in a deal negotiated by Knight Frank’s Mark McCann and Campbell Tait, and will join four ASX top 100 listed companies already occupying the building, including AMP, CBA, Origin and Tabcorp. Tenants in the building have signed leases as long as 17 years.
Space in 180 Ann Street was marketed by both Knight Frank and Colliers since the building reached practical completion in the last quarter of 2015.
Daisho portfolio Manager Belinda Kalinin said Daisho, “We are very pleased to have achieved 100% leased with a WALE of over 12 years, and are looking forward to continuing to work with all our tenant partners to ensure their expectations continue to be met and exceeded.”
Brisbane CBD office vacancies are now at their lowest point since July 2013, according to the Property Council, falling for the third consecutive period in the first half of this year to 11.9%.
Knight Frank research shows the CBD market is now starting to see real rental growth, with prime gross effective rents now 13.5% higher since the market improvement began to consolidate in 2017.
The firm’s own expectations are for the mid-year CBD office vacancy to have fallen to 11.5%, and the prime market to dip below 10% for the first time in six years.
