LONDON-born private members’ club for wine lovers, 67 Pall Mall, has signed a lease for the top three floors of 85 Spring Street, Melbourne in the city’s largest food and beverage deal in over a decade.
The new location is due to open in mid-2025 and will offer almost 21,500sqft of access to fine wines with one of the broadest wine lists in the country, including 5,000 by the bottle and 1,000 by the glass.
“67 Pall Mall complements Melbourne’s Paris end of the CBD perfectly. Not only does this affirm Melbourne’s reputation as a leader in the global hospitality scene, but the Paris end has established itself as Australia’s hospitality mecca, being the preference for acclaimed operators,” said Adam Lestor, director of retail leasing at Colliers.
“Our records show that this represents the largest F&B deal concluded in the CBD in over a decade. While there have been multiple large-format entertainment tenants entering the market recently, there has been nothing of this scale in the Melbourne CBD for dedicated F&B and hospitality space.”
67 Pall Mall will provide masterclasses with the world’s top winemakers and châteaux owners, while also providing Victorian wine producers the opportunity to be showcased throughout the business’ global network of clubs.
“Melbourne means business, which is why we welcome the investment of 67 Pall Mall as it establishes its new wine club at 85 Spring Street,” said Sally Capp, lord mayor.
“This addition to our hospitality scene will add to Melbourne’s vibe as a hospitality hub while generating jobs and attracting more visitors.”
Constructed in 1984, 85 Spring Street was previously known as Esanda House, with the new club to occupy the 13th through 15th floors.
67 Pall Mall will centre around a 7.5-metre wine feature wall spanning across both the 13th and 14th floors with private rooms surrounding, including partition walls to make the space flexible between masterclasses, wine dinners and cocktail parties.
“Melbourne offers an excellent new foothold for 67 Pall Mall in Australia, and allows us to engage with a passionate wine culture and a knowledgeable collector community,” said Grant Ashton, who founded 67 Pall Mall in 2015.
The club will also feature a dedicated whisky-focused cocktail bar showcasing rare and cult spirits, as well as open-air balconies with views of the surrounding Treasury and Fitzroy Gardens, the MCG, Parliament House and the Melbourne cityscape.

Invest Melbourne and Invest Victoria acted as advisors on the deal, identifying site opportunities and facilitated local introductions.
Pelligra acquired 85 Spring Street, which had sat vacant for a decade, in November 2022 with plans to restore the building to its previous glory by undertaking a $300 million refurbishment program.
Around 70% of the building has now been committed to premium retail and office tenants.
