INTEGRATED healthcare centre Windsor Health Quarter is going online, bringing more than 5,000 sqm of healthcare space close to the Royal Brisbane and Women’s Hospital as the local population is set to soar.
The $100 million, seven-level Windsor Health Quarter building will offer general practice, urgent care, pharmacy, pathology services, fertility services, pre- and post-natal support, diagnostic imaging, allied health service providers and a café, with a further two basement levels offering 179 parking spaces.
It will be located 800 metres from the Royal Brisbane and Women’s Hospital in Herston, in Brisbane’s inner north. The Queensland government expects the region’s population to surge by half a million people by 2046, while 2046 Greater Brisbane’s over-65 years population will nearly double in that time.
Located on a 2,531 sqm site at 182 Lutwyche Road, Windsor Health Quarter is scheduled to commence construction in the second quarter of 2025 and offer flexible tenancy layouts ranging from 60 sqm to whole floors of 1,200 sqm, and will offer flexible tenancies for medical professionals and healthcare providers as well as 12 specialist disability accommodation apartments designed for NDIS-funded participants, and a 38-room medi-hotel.
The hotel will offer accommodation close to the hospital for low acuity patients and for families and carers of patients, and will also provide an alternative for new mothers and babies post-delivery.
Completion is expected in the third quarter of 2026.
Windsor Health Quarter development manager Josh Peacock from JGP Property Group said the project was initiated to address the challenges faced by the Metro North Local Health District nearby hospitals, aiming to enhance healthcare service delivery, improve patient outcomes, and alleviate pressure on hospital bed demand.
“For patients, having access to multiple medical specialists and a range of clinical healthcare services in a single visit, in one central location greatly improves their healthcare journey, while also fostering synergies within the service delivery model.”
He said there are currently 6,400 beds across 18 licensed hospitals within the catchment of Windsor Health Quarter which will face even greater pressure in the coming years, and bed blockages and overflow in both the private and public sectors are already a challenge in this area.
“By combining medical specialist suites with a range of outpatient healthcare services, co-located with SDA apartments and a medi-hotel, our goal is to support and compliment the delivery of healthcare services while also providing some capacity for growing demand in the coming years.”
Head of healthcare at Medi Real Estate, Daniel Price, who is marketing the project, said Windsor Health Quarter’s unique offering is expected to generate significant interest from the medical and healthcare sectors.
