GOLDFIELDS has reached 80% occupation at its $400 million landmark PCA-rated A-Grade commercial tower in Melbourne’s South Yarra.
Interest is still high for the remaining 20% of Goldfields House at 627 Chapel Street, which sitting around 4km south-east of the Melbourne CBD, spans 24 floors with more than 24,500sqm of prime commercial space.
“Although demand for Goldfields House has remained solid over the past two years, we’ve seen a huge surge in interest since the beginning of the year as workers return to offices and business leaders look to the new financial year,” said Marco Gattino, managing director of Goldfields.
Amenities at the tower include state-of-the-art technology such as contactless entry, wireless car and phone chargers, smart showers, smart parking and destination lifts, as well as premium end-of-trip facilities such as private bathrooms and infrared saunas.
“Goldfields House is the first high-rise commercial property to be unveiled in South Yarra in 30 years. We’re thrilled to be making history by offering tenants a premium grade asset class with state-of-the-art technology and truly luxurious amenities,” said Gattino.
Tenants currently include myDNA, SICE ANZ and Oreana Property Group, in addition to co-working space provided by JLL and Goldfield’s joint venture The Loft.
“We’ve been able to keep rental rates for Goldfields House at above average market rents for South Yarra, despite market uncertainty throughout lockdown periods in Melbourne, and have also helped reset the pricing benchmark for city-fringe office accommodation. This has been possible because our tenants share our confidence in the world-class design, location and amenities that this building has to offer,” added Gattino.
Goldfields also announced hospitality entrepreneur Cameron Northway of Rocker Restaurant & Bar Bondi, Gunmakers London and Cocktail Porter Australia will operate a 200-person bar and restaurant on the venue’s rooftop.
Last August, Goldfields obtained approval for the rooftop restaurant and bar, from the Victorian Civil and Administrative Tribunal, with the permit enabling a seven-day operating license and capacity to cater to as many as 200 patrons.
While on the ground floor, New Zealand hospitality business Good Group Hospitality will operate the ground floor restaurant, with Bruno Ceraso of Kaleida Hospitality Group and Rocella in East Melbourne operating the ground floor café.
“It’s no surprise that interest in Goldfields House is at an all-time high – Melbourne’s city-fringe office market is heating up as businesses seek to accommodate flexible working arrangements and find value post-pandemic,” said Matt Cosgrove, direct of office leasing at Colliers, who are marketing the property.
“Goldfields House at 627 Chapel St is at the forefront of the city fringe shift. It is quickly proving to be the most significant South Yarra commercial development in decades,” concluded Cosgrove.
