A figure in the high $40 millions is expected for a DA-approved site in the fast-growing south western Sydney community of Gregory Hills.
Situated at 139-143 & 165 Turner Road, close to Gregory Hills town centre, the expansive 66,790 sqm site is approved for 133 lots and is in an elevated position offering panoramic views of the Blue Mountains, across the Macarthur region and Dharawal National Park.
Lot sizes range from 300 sqm to 603 sqm, nine of which are suitable for duplexes.
Colliers agents Thomas Mosca and Nick Estephen, together with JLL’s Dylan McEvoy and Gordon McFadyen have the listing.
“The DA-approved site for 133 lots in Gregory Hills represents an unparalleled chance for investors and developers to make their mark in one of Sydney’s fastest-growing regions,” Mosca said.
The four-stage project offers flexibility to on-sell land lots, house and land packages, finished homes or a mixture of all three.
The site is also near schools, shopping centres, parks, public transport, and various amenities, and is a 15-minute drive to Campbelltown train station. Infrastructure projects include the new George Centre Hospital and the new Gregory Hills Public School.
McEvoy said the property offers potential for capital growth and rental yield due to the increasing demand for housing in Gregory Hills. According to realestate.com.au, the suburb’s median house price has grown 9.3% in the past 12 months.
The expressions of interest campaign concludes 27th April.
