Colliers has the marketing assignment for the 438,000 sq ft site located along Rue du Condor in St-Eustache, Qué. The valuation for the land works out to approximately $205/sq ft, or $9.6m per acre.
Broccolini’s development plans indicate that the site can support three buildings totaling 475,000 sq ft, incorporating 5% office space.
Marketing materials suggest that the property is positioned as suitable for a single tenant, with potential uses in warehousing, manufacturing, distribution and high-tech industries. Broccolini is selling the property as a build-to-suit opportunity, allowing for customization to tenant specifications.
The property is less than a kilometre from Highway 640, 7 km from Highway 13, and 18 km from Montréal-Pierre Elliott Trudeau International Airport, making it an opportunity for potential buyers seeking to capitalize on a prime industrial location.
