Concert Properties has proposed a three-tower development for Midtown Toronto that would bring condominiums, rental apartments and retail space to the intersection of Eglinton Avenue East and Bayview Avenue.
Planned for 660 Eglinton Avenue East, the three towers would reach 32, 37 and 43 storeys. A total of 1,201 residential units have been proposed, 460 of which would be rental apartments with the remaining 741 units being condos.
The rental units will occupy the entirety of the 43 storey tower, which will be managed and marketed by Concert. The rental units and condos will range from studios to three-bedroom suites.
Each building will be equipped with its own amenities, including terraces, green roofs and resident lounges.
Nearly 16,000 sq ft of retail space is planned across the three towers, with retail units fronting onto both Eglinton and Bayview. They will be occupied by “a diversity of small and mid-size businesses characteristic of and catering to the local shopping and service needs of building residents and Leaside community,” Concert said.
The site was previously occupied by the Sunnybrook Plaza strip mall, which was vacated in 2020 and completely demolished by 2024.
This isn’t Concert’s first proposal for the site, having submitted a number of iterations since 2016, some with its former development partner RioCan. All proposals called for two towers and reached a maximum height of 19 storeys.
The site, however, is across the street from the recently constructed Leaside Station, part of the future Eglinton Crosstown LRT, making it a prime transit-oriented development opportunity where more density should be considered, Concert outlined in its newest application.
Several other high-rise developments are planned for the surrounding area, including 46 storeys at 1802 Bayview Avenue, 40 storeys at 589 Eglinton Avenue East and 35 storeys at 1779-1787 Bayview Avenue.
As part of Concert’s newest development plans, a public park would be built on an adjacent parcel at 278 Bessborough Drive. It would act as an extension of the existing Bessborough Parkette and would be transferred over to the City of Toronto.
