D.H. Management has purchased a new Class-A warehouse and distribution centre in Caledon, Ont., for $48.6m, Green Street News can reveal.
The Scarborough-based property company agreed to pay $351/sq ft for the 139,000 sq ft property from GWL Realty Advisors. RBC Capital Markets’ real estate group advised GWL on the deal.
The property, at 261 Abbotside Way, is fully leased, and Weber Grills is a tenant.
GWL built the one-storey property on land it acquired in 2020 as part of a regional development strategy to construct industrial properties near major GTA transportation nodes. The property was completed in 2023.
The warehouse is on 8 acres near the Caledon-Brampton border and is 9 km from the nearest on-ramp to the Highway 410 regional corridor, which connects with the Highway 407 toll highway as well as Highway 401. Brampton GO Transit rail station, the nearest public transit stop, is 12 km away, and Toronto Pearson International Airport is 31 km away.
The property has a maximum clearance height of 36 feet. There are four drive-in doors and 20 more at truck-level. The warehouse and its exterior has LED lighting. There are 120 outdoor parking spaces and electric vehicle charging areas.
D.H. Management’s portfolio totals over 4.5m sq ft of industrial, office, retail and mixed-use buildings in the GTA, the Niagara region, Southwestern Ontario, Montréal and Halifax. It also owns Dayton Self Storage, based in Markham.
