A 1.1-hectare site within the health and learning precinct of the East Werribee Precinct Structure Plan has sold at a benchmark price for the region of $7.1 million.
Zoned Local Town Centre, the property is positioned close to the new St Vincent’s Private Hospital and the Mercy Hospital redevelopment.
Paul Mason of Comac Investment Sales negotiated the deal, at an area record land rate of around $700 per sqm.
The PSP is the largest in the state, and covers 770 hectares between Werribee, Point Cook and Hoppers Crossing in Melbourne’s rapidly growing south-western suburbs.
East Werribee is home of the planned Australian Education City precinct, that could be home to as many as 80,000 residents and 50,000 students.
