ELANOR Investors Group has received the final green light for the redevelopment of the 26,135sqm site at 248-265 Woodville Rd in Sydney’s western suburb of Merrylands.
The New South Wales Department of Planning & Environment issued its Gateway Determination yesterday, confirming the Parramatta City Council’s endorsement of a rezoning of the property to B4 Mixed Use and increasing the allowable maximum height of buildings to 31 metres, or nine storeys, from 12 metres or four storeys and part nine metres and three storeys.
The department allowed for an increase in the maximum floor space ratio to 2.0:1, from 1.5:1 and part 0.5:1, which was down from the Council’s endorsement of 2.25:1.
Currently the site consists of a John Cootes Furniture warehouse and several single-storey residential dwellings.
Elanor will develop a mixed-use project on the property featuring more nearly 600 apartments and 8,362sqm of retail and commercial space.
