Dilawri Property acquired 2015-2017 Robertson Road from First Bay Properties in a deal that closed in early January.
Avison Young represented the seller, which received multiple offers, and Coldwell Banker Commercial Ronan Realty acted on behalf of the buyer.
The plaza comprises two standalone buildings spanning a combined 11,000 sq ft.
2015 Robertson Road was completed in 1981. Tenants include Blindstore, KFC and SuzyQ Doughnuts.
2017 Robertson Road was completed in 2010 and is occupied by Robertson Family Dentistry.
Tenants are on triple-net leases. Parking is available at a ratio of 11.7/1,000 sq ft.
The site, spanning just under 2 acres, is in Ottawa’s Bells Corners neighbourhood. Highway 416 and the Queensway are within 2 km, and downtown Ottawa is 15 km away.
As of Q3 2024, Ottawa’s retail market had an availability rate of 2.2%, according to JLL. The figure was among the lowest in Canadian and U.S. markets. Average asking net rents were $26.51/sq ft.
