INVESTORS and developers are expected to pounce on Geelong’s iconic Kardinia House, on the banks of the Barwon River, which has been listed for sale by GenU.
Colliers agents Jonathon Lumsden, Andrew Lewis and Sam Neale are marketing the 1 Riverview Terrace property in Belmont with vacant possession via expressions of interest closing July 25.
On a 1.7-hectare site with General Residential Schedule 2 zoning, the original bluestone Kardinia House building was constructed in around 1850 and has had various modifications and additions.
Most recently, it has been used for office accommodation by the owners, but GenU has decided to sell it off as it prepares to relocate to its new headquarters in Reynolds Road.
“This is an established and proven residential location within one of Australia’s fastest growing regions and given the flexibility of the property, which is suitable for many development options including residential, a multi-unit complex, retirement living or subdivision (STCA), we expect a hot contest from a wide range of buyers,” Lumsden said.
The property has a frontage of around 148 metres to Riverview Terrace and a 73-metre frontage to the Barwon River, and features manicured gardens that run from Kardinia House towards Barrabool Road.
Surrounding the site is a mix of residential, recreational and short-term accommodation properties and nearby major arterials that offer easy access to both Melbourne and the Surf Coast.
