DEVELOPER Gurner and joint venture partner Kennards Self Storage are looking to redevelop the former Australia Post site in the Adelaide CBD into a $1 billion mixed-use precinct.
The proposal would see a new lifestyle destination delivered to Adelaide with a five-star hotel, 600 residential apartments, to retail and food & beverage components, wellness and recreation spaces and a work club.

The precinct, which was designed by Elenberg Fraser, will also become the new headquarters of Kennards in South Australia, after the self storage group acquired the site in 2020 for $40.6 million.
“We have been profoundly inspired by the unique heritage features of the original site and the Adelaide city landscape. These existing elements have heavily influenced the project’s design features and the development represents a new and exciting chapter for the site,” added Gurner.
“Residents and visitors of the precinct will have unrestricted access to luxury, world-class hotel and residential amenities, as well as state of the art retail, hospitality, health and wellness facilities. These spaces are reflective of our vision to create state-of-the-art spaces where people can live their best lives.”
The five towers on the 1.7-hectare site will range in height from 17 to 27 levels, including the 220-room hotel, more than 5 7,000sqm of residential floorspace, 3,352sqm of retail, food & beverage and 2,293sqm of commercial space, more than 3,000sqm premium recreation and wellness facilities and 513 car parks and 767 bike parking spaces.
The development will target 5 Star Green Star certification and boast environmentally sustainable features including inset energy network and a net-zero energy emissions outcome.
With 100% renewable energy available for the all-electric precinct, the development is set to be carbon neutral in operation.
The plans will go before the State Commission Assessment Panel (SCAP) on 8 November for consideration.
