A transit-oriented infill development site in Hamilton is on the block for $10m, Green Street News can reveal.
A private investor has given the assignment for 282 Centennial Parkway North to Lennard Commercial Realty. The valuation for the nearly 4-acre site is $2.6m/acre.
The parcel is vacant and is shadow-anchored by Home Depot.
It’s within the Confederation GO Station Major Transit Station Area, identified by the City of Hamilton as a key growth area. Under the Provincial Growth Plan for the Greater Golden Horseshoe, MTSAs serviced by GO rail networks have a minimum density target of 150 people and jobs per hectare.
The site is zoned JJ – restricted light industrial and KK – restricted heavy industrial, which permits a variety of commercial and industrial uses. There is potential for high-density residential development upon rezoning, according to marketing materials.
The land is designated “mixed use-high density” under the city’s official plan, which allows for a range of development types with a maximum building height of 12 storeys. A zoning amendment would allow for up to 17 storeys.
The property is 400 m from the future Confederation GO station and 800 m from Queen Elizabeth Way. Upon completion, the Confederation GO station will be a part of the Lakeshore West line, which connects Hamilton with Toronto’s Union Station.
Hamilton is 60 km from Toronto, in the Greater Golden Horseshoe.
