A multi-tenanted industrial property on the market in northwest Mississauga has had its asking price reduced to $26m.
Seller Ironwood Bay is asking $321/sq ft for the 81,000 sq ft 2360 Millrace Court, in the Meadowvale neighbourhood. The property had been listed for six months. Colliers has the marketing assignment.
According to marketing materials, the nearly 30-year-old building will be available for possession vacant next September. It currently has two tenants, Weir Canada – part of the global mining technology giant Weir Group – and Temspec, which manufactures fan coils and other parts for HVAC units.
2360 Millrace is on 4.5 acres and has a maximum clear height of 22 feet. There are seven doors at truck level and two with drive-in access, with 153 outdoor parking spaces. Around 7,000 sq ft in the building is reserved for office use and can be converted to warehouse space.
The closest on-ramp to the Highway 407 toll expressway is 4 km away, and Toronto Pearson International Airport is 15 km away. Meadowvale GO Transit station is less than 1 km away.
