A redevelopment site with residential and commercial potential in the Montréal area has been listed for $12m.
The property, at 3612-3614 Saint-Jean Boulevard in Dollard-des-Ormeaux, spans 98,500 sq ft and can be built up to nine storeys with a gross floor area of nearly 400,000 sq ft under current zoning regulations, marketing materials say.
Redevelopment plans drafted for the site and included in the marketing materials outline a 260,000 sq ft residential building with roughly 300 units, a lounge, a gym and 43,000 sq ft of green space.
These appear relatively unchanged from prior redevelopment plans filed with the city in 2021. The City of Dollard-des-Ormeaux, however, decided in January 2023 not to allow the development to move forward after significant public pushback related to transparency and traffic concerns. Mayor Alex Bottausci told the Montreal Gazette at the time that the developer, operating as 9283-3755 Québec Inc., would need “to go back to the drawing board.”
The property was listed for sale in July 2023, also for $12m, but no transaction took place. Colliers has handled both listings.
The site is occupied by two vacant low-rise commercial buildings that formerly housed a restaurant and a tire store. They were boarded up in 2021.
The property is in a high-traffic area surrounded by retail properties on Saint-Jean Boulevard including restaurants, gas stations, banks and a liquor store. It backs onto the Elm Park suburban area and is 1 km from the nearest Autoroute 40 on-ramp.
