A luxury apartment building in Montréal’s vibrant West End has hit the market for $56m, Green Street News can reveal.
Developer Mondev completed the 121-unit AVA earlier this year, and the property is 95% occupied. The price works out to approximately $463,000/unit. Avison Young has the marketing assignment.
The 10-storey building, at 4982 Place de la Savane, is in the heart of the new Royalmount shopping mall district, close to restaurants, shops and parks. AVA is less than a kilometer from Autoroute Décarie and is near the iconic Orange Julep.
The property has 16 studios measuring 598 sq ft, 32 one-bedroom apartments (714 sq ft), 47 two-bedroom units (945 sq ft) and 26 three-bedroom suites (1,181 sq ft). Average rent is $2,172, or $2.49/sq ft.
