ACE Insurance and White Clarke have signed on as new tenants at Mirvac and TH Real Estate’s premium-grade 101 Miller St office building in North Sydney.
Ace Insurance has leased more than 3,500sqm over the whole of levels 18 and 19 and part of level 17 on a 10-year term, bringing their operations to the building from 51 Berry St in North Sydney and 28 O’Connell St in the CBD.
White Clarke will be moving in from nearby 181 Miller St, taking 1,420sqm on level 15 over five years.
Colliers International’s Louise Rowe and Frank Sassine managed the leasing for the building, which has a net lettable area of 36,516 sqm and is located directly above retail and food centre Greenwood Plaza.
Mirvac’s Group general manager, leasing and agency services, Paul Bezzina said 101 Miller St offered an exceptional working environment in a highly connected location.
Commenting on the leasing activity, TH Real Estate’s head of asset management, Australia Jayson Egan, said North Sydney said tenant demand in North Sydney, particularly across the prime-grade sector, is on the rise with continuing high demand for the remaining available floors.
“The low vacancy in the Sydney CBD and outer suburban markets has definitely benefited the North Sydney market, and we are seeing that first hand at 101 Miller St,” Egan said.
Mirvac is refurbishing the office floors with new ceilings, carpet and bathrooms, as well as upgrading the building’s lobby, foyer area and end-of-trip facilities. The building features 250 tenant car spaces and up to 300 visitor bays.
