FORTY-two hectares of land on the new Light Rail in Parramatta North will be rezoned to allow the delivery of 2,500 new homes and a new university campus.
The NSW Minns government said the rezoning proposal holds potential for up to 25,000 students and up to 12,000 jobs in the precinct in support of the transformed Westmead Health and Innovation District,
Over 30 significant heritage buildings are earmarked to be conserved. Parramatta North’s cultural precinct, which incorporates the Parramatta Female Factory, is not included in the rezoning application.
The proposal will also increase the amount of recreational green space, with roughly half of the precinct to be open space for the local community.
Planning controls for State Significant Development Applications include design guidelines and design excellence processes.
Public exhibition of the plans concludes on 10th February.
“The rezoning of Parramatta North is crucial to unlocking the full potential of this precinct delivering jobs, housing, and open space, whilst taking full advantage of the new Parramatta Light Rail,” Minister for Lands and Property Steve Kamper said.
