BABY Bunting has entered into a pre-lease agreement that will see Pellicano construct a 24,307 sqm warehouse and office facility for the baby goods retailer at its M2 Industry Park in Melbourne.
The facility, located at 153 National Dr in Dandenong South, will consist of a 22,301 sqm warehouse and 2,006 sqm of standalone two storey office space on a total site area of 45,967 sqm.
Construction on the facility has commenced, with completion in the March quarter of 2021.
Pellicano’s current pipeline will take its industrial holdings to over 600,000sqm of space with a vacancy rate of less than 2%.
M2 Industry Park is home to retail giant Amazon’s first Australian warehouse.
Baby Hunting’s new facility will include full drive-around access, 10 recessed docks, nine on-grade roller shutter doors, and a location close key arterials such as Abbotts Rd, South Gippsland Fwy and Frankston-Dandenong Rd.
Among the tailored elements is an 846 sqm heavily landscaped courtyard that acts as a “nexus between the operations and administration buildings while providing an interactive hub to draw those teams together”.
The customised space will house recreational areas and seating shaded by mature trees, a decked stage that will provide a focal point for events, and a skybridge between the upper levels of the two buildings.
Sustainability considerations include water efficiency through rainwater harvesting and recycling, drought-tolerant landscaping, energy efficiency through installation of full LED lighting throughout, sunshade screening, and roof mounted solar panels.
