FRASERS Property Industrial and Aware Real Estate have secured contract manufacturing and packing operator Probiotec for their joint venture The YARDS, a premium estate at Kemps Creek in Sydney’s west.
Probiotec is set to consolidate its packaging operations at the architecturally designed built-to-suit 29,808 sqm facility with a 1,118sqm office mezzanine, on a 15-year lease at The YARDS, Australia’s first major $1 billion industrial and logistics community.
“We are pleased to partner with Probiotec to bring their new pharmaceutical packaging and distribution centre to life,” said Roland Martin, general manager at Frasers Property Industrial, NSW.
“Our team has worked together with Probiotec to design a modern facility that is able to accommodate the high standards of hygiene and climate control required in their specialised operations. We look forward to welcoming them to The YARDS.”
When complete and in operation, the facility will host more than 200 employees and will support heavy logistical operations with 11 flush docks and four recessed docks, as well as additional floor loading tolerances.
The asset will be fitted with a climate control system to ensure that inventory is handled within optimum temperature tolerances, while also supporting flexible automation.

The warehouse will be designed to target a 6 Star Green Star Design and As Built v1.3 rating by the Green Building Council of Australia.
Sustainability features will include energy-efficient smart LED lighting, a photovoltaic system, energy metering and monitoring, rainwater capture and harvest systems as well as water-saving tapware with a minimum five-star Water Efficiency Labelling and Standards (WELS) rating.
“As a leader in the pharmaceutical packing sector, Probiotec needed a modern facility to not only match our growth as a business, but one that was acutely tailored to our production processes including integrating flexible automation into our operations,” said Wesley Stringer, CEO at Probiotec Limited.
“Many of our clients also have specific requirements to meet various regulations and standards when it comes to packaging and storage of consumer goods. This required a complex bespoke warehouse solution.”
The YARDS itself is earmarked for further expansion, with its positioning in the growing industrial zone of Greater Western Sydney and access to key transport infrastructure, including the M4 and M7 motorways.
Supply chain specialist TMX Global secured the 15-year lease for The YARDs.
“TMX designed and procured a property solution for Probiotec at The YARDS, which is focused on optimising their core operational performance and enabling future growth targets to be reached by providing adaptability to accommodate any changes, such as future acquisitions that Probiotec may experience over the next 15 years or more,” said Jack Moroney, global director at TMX Global.
“Probiotec’s long-term lease at The YARDS is a strong indicator of the confidence they have in the project and this latest deal continues the trend of large manufacturing businesses exiting older style facilities and seeking modern, bespoke and operationally efficient buildings.”
Practical completion for Probiotec’s designed built-to-suit facility at The YARDS is expected in 2024.
