RAM Group has acquired the Village Yeronga neighbourhood shopping centre in Brisbane’s southern suburbs for $17.4 million.
The 6,682sqm site has a gross lettable area of 2,411sqm and 116 car spaces, and sold fully leased with 23tenancies with a retail component across 1,467sqm including a NightOwl convenience store, as well as a childcare centre and seven commercial office tenants.
It returns $1,213,912, with the sale price reflecting a 6.98% yield and a rate of $7,217 per sqm.
JLL’s Sam Hatcher and Jacob Swan sold the property in an off-market transaction on behalf of Heatham Pty Ltd, which purchased the property for $10.44 million in late 2012.
RAM Group also owns the Yeppoon shopping centre and a NightOwl in North Lakes.
