ONE of the last available residential subdivisions within walking distance to Cabarita Beach has sold out in a single day, with 17 homesites worth more than $11 million snapped up on Friday, while the $650 million Gold Coast waterfront land project, Serenity 4212 has amassed almost $30 million in sales during the coronavirus pandemic.
The Freedom Caba project is the latest from Sherpa Property Group. All lots were sold under contract on Friday after a pre-launch campaign by marketing agent Nick Clydesdale of CBRE Residential Gold Coast with sales by Brent Savage and Lorna Savage of LS Properties.
Located at Clothier’s Creek Rd in Bogangar, the project includes a variety of homesites priced from $550,000.
Sherpa Property Group managing director Christie Leet said the high demand and quick sell-out reflected the fact Freedom Caba was one of the last opportunities for buyers to purchase vacant land, off-the-plan in Cabarita.
“It gives us the confidence and momentum to push ahead with our other projects.”
Situated on the Tweed Coast on northern New South Wales, between Byron Bay and the Gold Coast, Cabarita Beach was listed by Tourism Australia as the country’s number one beach for 2020.
Civil works at Freedom Caba will begin later this year with final completion and settlement of the first lots in the first quarter of 2021. First residents are expected to finish their homes in mid 2021. It is the third project launched by Sherpa on Gold Coast and Tweed border region with existing projects at Bilinga (the Golden Four) and Bilambil Heights (Scenic Ridge).
Sherpa is launching a $30 million, 16-home project at Rainbow Bay in the next few weeks.
On the northern Gold Coast, construction on the private, gated community Serenity 4212 kicked off last month and the project has received more than 1,200 inquiries prior to official launch and completion of site works.
More than 40% of the project’s first stage has been sold primarily to local buyers. The project is multi-staged and will also encompass retirement, retail and apartments in addition to townhouses, residential land and a marina.
Marketing agent Tony Ashwin of Ashwin Property said people on the northern Gold Coast are aware of the “critical shortage of land”.
He said Brisbane-based developers Keylin and Kinstone “did their research and knew of the limited waterfront availability in the area. At the same time local buyers have been looking for a chance to secure waterfront land, and Serenity offers them a final opportunity to do just this”.
Serenity 4212 offers reserve and waterview land from 500 sqm to 1,061 sqm, and absolute waterfront land up to 1,326 sqm. Housing lots are available from between $489,000 and $1,290,000.
The project has appealed to predominantly local owner-occupiers, new buyers are also from Brisbane, including some interstate and international markets.
“The stunning natural environment Serenity is located within, and the lifestyle that comes from living in the Gold Coast’s north shore, is attracting many buyers to the project,” Ashwin said.
The waterways back onto the Coomera River and broader Hope Island marine and leisure precinct, offering residents access to the Gold Coast’s waterways. Only 15 hectares of the 65 hectare site will be developed, offering spacious residences, ample outdoor spaces and walkways for residents, as well as three architecturally designed waterfront parks.
Future stages will include a mini-marina precinct, and 60 four-bedroom, two car space town homes priced from $489,000 and averaging 200 sqm.
Located on the eastern side of Helensvale, bordering Hope Island, the waterfront community is ideally located just 10 minutes from a range of retail facilities including the Hope Island Market Place, Westfield Helensvale and the Harbour Town Premium Outlets.
First land settlements will take place in December the project will be officially launched in the coming weeks.
