Shake Shack confirmed it is taking over a prominent space in Toronto’s Yonge-Dundas Square for its first location in Canada.
The American burger and shake chain will occupy 5,500 sq ft inside the ground-floor corner unit at 10 Dundas Street East — the former home of Adidas.
The commercial complex in which it’s located, dubbed The Tenor, is managed by BentallGreenOak. That firm negotiated the deal with Beauleigh, which worked on behalf of Shake Shack Canada.
Adidas vacated the space in spring 2023. Advertising materials at the time described an available retail unit spanning 6,700 sq ft with an additional 2,700 sq ft mezzanine. It’s unclear what will be done with the square footage not occupied by Shake Shack.
Hints of Shake Shack taking over the prime storefront began in December 2023 when an interior alterations application was filed with the City of Toronto for 10 Dundas Street East, with Shake Shack named in the application. In January, a leasing brochure for The Tenor listed Shake Shack as a future tenant, but Shake Shack did not address the speculation until Tuesday’s announcement.
“We are thrilled to confirm the rumours and open our doors at Yonge and Dundas, marking the beginning of a delicious journey for Canadians,” Billy Richmond, business director at Shake Shack Canada, said in a release.
The Yonge-Dundas restaurant will open this summer, with more locations expected to be announced across Canada.
Other well-known brands are also taking up leases at The Tenor. “Coming soon” signage for a Hard Rock Cafe appeared in January, with the restaurant expected to open in the later half of 2024. As well, The Ballroom Bowl will take over much of The Tenor’s third floor and is expected to open its doors in November. That deal was brokered by CBRE on behalf of Ballroom Bowl.
