A shovel-ready parcel in suburban Montréal has hit the market with pricing guidance of $55m, Green Street News can reveal.
The 11-acre lot, in the Chomedey district of Laval, has 713 feet of frontage on Boulevard Chomedey, near the intersection of Boulevard Notre-Dame. The site could accommodate a multi-residential development of 1.8m sq ft buildable space.
Colliers has the marketing assignment on behalf of local residential landlord Vincenzo Barrasso.
Marketing materials note plans for seven buildings, including a first phase comprising two buildings with 560 units. The sales pitch is touting the growing population and suggests a builder could construct either for-sale condominiums or rental units.
Colliers also is telling bidders that Laval’s zoning is supportive of higher-density projects.
The parcel is located less than 3km away from Highway 15 and 4km from Highway 440. Downtown Montréal is about 14km east.
The Chomedey neighbourhood has a total population of 47,350 and an average annual household income of $85,832.
