THE ACT government’s Suburban Land Agency (SLA) is selling the site for the state’s first ever dedicated dementia care village.
Neu Village Curtin occupies a 2.245-hectare site at 123 Carruthers Street in Curtin and is set to host a minimum 90-bed dementia village, with the opportunity also available for secondary uses.
It is estimated that more than 400,000 Australians living with dementia and more than 1.5 million people in Australia are involved in the care of someone with dementia.
Mitch Frail and Andrew Balzanelli from JLL have been appointed to manage the sale via a single-stage design-based competitive tender process.
“This is an opportunity for a specialist provider to redefine dementia care in Canberra. The main criteria for awarding this site will be expertise delivering innovative models of care to create a showcase development that supports the community,” said Frail, associate director of sales & investments at JLL, ACT.
“The SLA is seeking innovative submissions demonstrating a deep understanding of contemporary community design, best-practice dementia care, and a track record of operating care facilities that will enhance the safety, comfort, health, wellbeing, and connection of a minimum of 90 future residents.”
The development site is located in the heart of Curtin and will require tenders to dream up a concept for a micro-neighbourhood that is purpose-built for individuals living with dementia.
The SLA wants to see the project fully integrated into the existing Curtin community, with the design to promote interaction between the residents and their neighbours.
Last September, Heathcote Dementia Alliance created a world first housing solution for living with dementia, Costerfield House in rural Victoria. The development utilised design and integrated technology to assist residents, based on feedback from those living with dementia and their carers.
The Suburban Land Agency is a government developer established to create sustainable urban environments in the ACT.
Concept designs that respond to the Request for Tender and Curtin Dementia Village Place Development are due 5 September 2024.
