Two vacant parcels of industrial land in Guelph totaling 6.5 acres are on the market for $7.4m combined.
The valuation for the two parcels, at 152 Dawson Road and 24 Campbell Road, works out to $1.2m/acre. Avison Young is marketing the properties, which can be purchased together or separately. The sellers are senior executives with PrimeLine Logistics, a Guelph-area freight trucking company.
The larger parcel, 152 Dawson, is 4.6 acres and is available for $3.5m, or $764,000/acre. 24 Campbell totals 2.4 acres and can be purchased on its own for $5m, or $2.1m/acre.
The pitch to prospective buyers is the opportunity to own Zone B industrial land in Guelph. Permitted uses for the municipal zoning designation include warehouses, trucking and manufacturing. Non-industrial uses include drive-through restaurants, offices and community centres.
Marketing materials highlight the sites’ proximity to local traffic arteries. The closest on-ramp to the Hanlon Expressway, which provides a direct connection to Highway 401, is 6 km away. Kitchener-Waterloo, meanwhile, is 20 km away.
The sites are owned by two Ontario numbered companies controlled by PrimeLine executives. 1000074430 Ontario, registered to Jasvir Mahal, bought the 152 Dawson address in January 2022 for $2.3m, or $502,000/acre, while 1000181232 Ontario, registered to Hardial Sanghera, purchased 24 Campbell in April 2022 for $2.5m, or $1.1m/acre.
