THE first dual-level logistics industrial development in Sydney’s Central West is bringing 40,000 sqm of new warehousing supply to the market.
Tenancies at Central, by LaSalle and Hale Capital Partners, at 42 Boorea Street in Lidcombe start from 6,000 sqm. The development is slated for completion by the first quarter of 2026..
Both ground and first floors will offer clearance of 12.2 metres, ESFR sprinklers and up to 35-metre all-weather hardstand areas. The development will accommodate both B-doubles and semi-trailer access.
Colliers’ Trent Gallagher, Michael Crombie and Tony Durante, in conjunction with Michael O’Neill, Shaun Timbrell and Rajal Chaudhary of CBRE are managing the leasing campaign.
“Sydney’s Central West has been starved of quality industrial product. Central at Lidcombe will prove to be very popular where tenants are seeking to upgrade to brand new industrial space, remaining local and avoiding the need to move further west,” Crombie said.
Major infrastructure upgrades such as the WestConnex now mean the Sydney CBD can be accessed from Lidcombe in under 20 minutes. Timbrell said CBRE is seeing increased enquiry coming out of South Sydney as tenants seek rental savings, modern facilities and transport efficiencies.
The site offers nearly instant access to Silverwater Road and the M4 Motorway and is positioned just metres away from the new Woolworths online customer fulfillment centre.
Central will utilise carbon minimisation, waste management, energy efficiency and water conservation in achieving a certified 5 Star Green Star Rating.
