JEFF Xu’s Golden Age has been given the go ahead by the state government for its residential project in Melbourne’s affluent suburb of Brighton on the former junior school site of Xavier College, after it was initially rejected by the local council.
Victorian planning minister, Sonya Kilkenny has approved the significant development project at 47 South Road, which will see nearly four-acres of land subdivided into 14 individual lots, the creation of a super lot, and the construction of 83 modern dwellings, on top of associated building and works.
“We are thrilled to receive approval for this transformative project. Our vision for 47 South Road is to create a thriving residential community that aligns with the values and needs of Victorians and the local Brighton community. We look forward to collaborating with local stakeholders to enhance the neighborhood and provide outstanding living spaces for future residents,” said Damien hehir, development director at Golden Age Group.
“This development represents a pivotal step forward in providing much-needed housing in Brighton. The project will not only enhance the local environment but also contribute to the region’s economic growth and community development.”
The plans have also been amended to include a new pedestrian path and landscaping to the Hartley Street amenity, in response to requests from local residents.
The project’s Advisory Committee Report noted the site “will be sensitively developed and provide an injection of housing into an area that would benefit from opportunities for existing and new residents to potentially downsize”.
Back in May, the plans had been rejected by the City of Bayside Council’s Planning and Amenity Delegated Committee when there were 84 residences included, with issues being taken on noise levels, the impact on existing heritage properties, inadequate trunk infrastructure to support the project, overdevelopment, overshadowing and overlooking considerations.
Construction at the project is scheduled to commence after final planning and regulatory approvals.
Golden Age recently broke ground on its SKY SQR mixed-use development in Melbourne’s Box Hill, which BTR provider Local Residential bought into last October.
