Carttera Private Equities has put half of the Joshua Creek Corporate Centre on the block for $36m.
Colliers has the assignment for 1375, 1383 and 1393 North Service Road East in Oakville, Ont. The valuation for the 109,000 sq ft portfolio is $330/sq ft.
The other three buildings on the campus – 1405, 1425 and 1465 North Service Road East – are not included in the sale.
The offered properties are 100% leased to tenants including BioScript Solutions, Schaeffler Canada and Parsons Corp. The weighted average lease term is four years.
The single-storey buildings, on 8 acres, were completed in 2015. They have 16-foot clear heights and there are 450 parking stalls.
The complex is a kilometre from accessing the Queen Elizabeth Way and Highway 403 and 3 km from Oakville Station. Clarkson GO and Highway 407 are 6 km away.
In July, Green Street News reported that Carttera had offloaded 1900 and 1908 Ironoak Way, also in Oakville. Binscarth Holdings acquired the assets for $32.3m, or $347/sq ft.
