A boutique hotel in St. Catharines, Ont., is on the block for $8m.
A private owner has given the assignment for Rodman Hall, at 109 St. Paul Crescent, to Sotheby’s International Realty Canada. The valuation for the 13-room hotel is $615,000/room.
It was floated for $9.9m, or nearly $762,000/room, in early 2024, but a buyer did not materialize.
The vendor acquired the property for $3m in 2020 and converted it into a hotel and event space. The property served as an art gallery and classroom space under the previous owner, Brock University.
The building was constructed in 1863. Approximately $3m in renovations and restorations have been undertaken since 2020, including upgrades to the electrical, plumbing and mechanical systems. Bathrooms, fixtures, heritage elements and the roof have been improved as well.
Rodman Hall has meeting rooms, a bar and a banquet hall, as well as a new commercial kitchen, walk-in cooler and a dock-level loading bay. The 7-acre property has a botanical forest, outdoor amphitheater and paths to Twelve Mile Creek.
It’s zoned I1 neighbourhood institutional, allowing for a variety of institutional, social and cultural uses, as well as long-term care facilities.
The property is within 1 km of the St. Catharines GO and VIA rail station, Highway 406 and downtown St. Catharines. The Queen Elizabeth Way is 3 km away.
In September, a regional private investor acquired the Hilton Garden Inn Niagara-on-the-Lake for $25.2m, or $214,000/room, from a private Chinese owner. That hotel is 7 km from Rodman Hall.
St. Catharines is in southwestern Ontario, 55 km from Toronto.
