MAPLETREE Investments has capitalised on demand for city fringe office space, finalising two leases totalling more than 6,000 sqm at its 144 Montague Rd complex in South Brisbane.
Dialog Information Technology and the Queensland Building and Construction Commission (QBCC) are relocating within the suburb to the property in transactions negotiated by CBRE’s Michael Skarparis and Mel Pikos.
Pikos said 144 Montague’s key point of difference is its large floor plates, which range upwards from 2,600 sqm.
“This provided both occupiers with greater efficiencies, allowing Dialog to consolidate its footprint and QBCC to accommodate its recent business growth.”
Dialog Information Technology is a privately-owned IT services organisation that employs over 1,200 consultants nationwide, and has taken 3,322 sqm of space on level four on a 10-year deal, and has also leased 20 on site car parks.
Queensland’s building industry regulator, QBCC, has leased 2,680 sqm of space on level one on a four year deal in addition to taking 10 car parks.
Incentives were given to both tenants in the form of a contribution to fit out and rental reduction over the term of the lease.
“These tenancies presented the perfect opportunity for both occupiers to inherit exiting fitouts and then make minor alterations to suit their businesses,” Skarparis said.
“The move also allowed Dialog to become more efficient with its office accommodation and consolidate its overall footprint from three floors down to one.”
